We are proud of the level of service we provide, it is why a vast majority of our work comes from returning clients and recommendations based on our expertise coupled with effective and efficient communication. We strive to achieve 100% client satisfaction and are transparent in the work we do and the fees involved. We ensure our fees are extremely competitive and they have been set out below:

Conveyancing Costs – Purchasing a Freehold Residential Property

This illustration relates to a purchase price of £250,000. Our fees will vary upwards or downwards if the property you are buying is less expensive or more expensive. Our fee assumes that the transaction is standard, with no defects in the title and no new leases are being granted. Please note unforeseen complications could arise during the transaction whereby our fees may need to be reviewed.

Legal Fee: £675 +VAT - This fee covers the legal work required to complete your purchase including dealing with registration at the Land Registry, dealing with the payment of Stamp Duty Land Tax (if the property is in England) and acting on behalf of your lender (if any).

Conveyancing disbursements*

  • Search fees (Depending on the location of the property) £299.00
  • HM Land Registry fee £135.00 (If property is already registered and a transfer of the whole of the title)
  • HM Land Registry searches £7.00
  • Electronic money transfer fee £25+VAT (£30.00)
  • Electronic ID and Lawyer Check £24.00 (based on one client)
  • Archive fee £36.00
  • Stamp Duty Land Tax £2,500 (based on clients that have owned a property previously and will only own one property once the purchase has completed)

*Disbursements are costs related to your matter that are payable to third parties, such as Land Registry fees. We handle the payment of the disbursements on your behalf to ensure a smoother process. Please note disbursements will usually be the same across all firms.

Extras

If you are purchasing with the aid of Help to Buy we charge £50+VAT (£60) legal fees for dealing with each ISA and £150+VAT (£180) legal fees for dealing with the equity loan.

If you are joint purchasers you may wish to enter into a Deed of Trust, to clarify the arrangement of ownership, which start from £200+VAT (£240)

Conveyancing Costs – Purchasing a Leasehold Residential Property

This illustration relates to a purchase price of £250,000. Our fees will vary upwards or downwards if the property you are buying is less expensive or more expensive. Our fee assumes that the transaction is standard, with no defects in the title and no new leases being granted. Please note unforeseen complications could arise during the transaction whereby our fees may need to be increased.

Legal Fee: £775 +VAT - This fee covers the legal work required to complete your purchase including dealing with registration at the Land Registry, dealing with the payment of Stamp Duty Land Tax (if the property is in England) and acting on behalf of your lender (if any).

Anticipated Disbursements*

  • Notice of Transfer fee – This fee will be set out in the lease and is often between £50.00+VAT and £250.00+VAT (this fee may again be payable for a Notice of Charge if the property is to be mortgaged)
  • Deed of Covenant fee – The Lease will set out if a Deed of Covenant is required. The fee is payable to the Management Company and is often between £50.00+VAT and £250.00+VAT
  • Certificate of Compliance fee - To be confirmed upon receipt of the Lease, costs can range between £50.00+VAT can £250.00+VAT.
  • Apportionments – Apportionments are the division of Ground Rent and Service Charges between the Seller and the Buyer. This can only be calculated when the completion date is known and will depend on the annual Ground Rent and Service Charge amounts and the date you complete within the financial year. You should also be aware that Ground Rent and Service Charges are likely to apply throughout your ownership of the property. We will confirm the Ground Rent and the anticipated Service Charge as soon as we receive this information.

*These fees will vary and can be more or less than the ranges given above. Final figures will depend on a number of factors including the Lease specific to your property and the Management Company and/or Leaseholder’s requirements.

Extras

If you are purchasing with the aid of Help to Buy we charge £50+VAT (£60) legal fees for dealing with each ISA and £150+VAT (£180) legal fees for dealing with the equity loan.

Conveyancing Costs – Selling a Freehold Residential Property

This illustration relates to a sale price of £250,000. Our fees will vary upwards or downwards if the property you are selling is less expensive or more expensive. Our fee assumes that the transaction is standard, with no defects in the title and no new leases being granted. Please note unforeseen complications could arise during the transaction whereby our fees may need to be increased.

Legal Fee: £675 +VAT - This fee covers the legal work required to complete your sale including preparing and sending out contract papers, dealing with enquiries and acting on behalf of your lender (if any).

Conveyancing disbursements*

  • HM Land Registry documentation fee £12.00
  • Electronic money transfer fee £25+VAT (£30.00)
  • Electronic ID Check £12.00 (based on one client)
  • Archive fee £36.00

*Disbursements are costs related to your matter that are payable to third parties, such as Land Registry fees. We handle the payment of the disbursements on your behalf to ensure a smoother process.

Extras

If you are selling and need to pay off your Help to Buy equity loan, we charge £100+VAT (£120.00) legal fees.

If the property you are selling is Leasehold, the legal fee for the Leasehold element of the transaction is an additional £100+VAT (£120.00). We will also need to purchase a ‘sales pack’ from the Freeholder and/or Management Company. These packs usually start from £250 but will entirely depend on the requirements of the Freeholder/Management Company.

Conveyancing Costs – Property Re-mortgage

This illustration relates to a property Re-mortgage where the property value is £250,000. Our fee assumes that the transaction is standard, however unforeseen complications could arise during the transaction whereby our fees may need to be increased.

Legal Fee: £550 +VAT - This fee covers the legal work required to complete your Re-mortgage including investigating the title, reporting to you on your mortgage and acting on behalf of your lender.

Conveyancing disbursements*

  • HM Land Registry fees £53.00 to cover Office Copies, Official Searches and Registration.
  • Electronic money transfer fee £25+VAT (£30.00)
  • Electronic ID Check £12.00 (based on one client)
  • Archive fee £36.00

*Disbursements are costs related to your matter that are payable to third parties, such as Land Registry fees. We handle the payment of the disbursements on your behalf to ensure a smoother process.

Some of the things that may increase the fees are:-

If you need to pay off your Help to Buy equity loan, we charge £100+VAT (£120.00) legal fees.

If the property you are Re-mortgaging is Leasehold, the legal fee for the leasehold element of the transaction is an additional £100+VAT (£120.00). You may also incur Management Company and/or Leaseholder Charges.

Depending on the Lender’s requirements we may be required to carry out searches at a cost of around £299.

Please note the figures above are cost estimates. In most cases we do not need to revise our fees however occasionally our fees will increase or additional disbursements will need to be paid. If your matter becomes more complicated and as a result our fees exceed the amount estimated, we will inform you beforehand to discuss the best way to proceed.
